Trends in Style and Design in Southwest Florida: Indoor/Outdoor Space
In Southwest Florida, we are currently seeing a strong trend toward coastal, West Indies, and transitional design that blurs the line between indoor and outdoor space. Disappearing pocket sliders, expansive lanais, summer kitchens, and tongue-and-groove ceilings that flow from inside to outside have become near-default features in newer construction.
Why it matters for value
For an appraiser, "indoor-outdoor flow" isn't just a magazine phrase — it's a recognizable, paired-comp adjustable feature in many SWFL neighborhoods. Homes with truly integrated outdoor living spaces routinely appraise meaningfully higher than otherwise-similar homes with a basic screened patio.
Things we look at when valuing the outdoor envelope:
- Square footage of usable, covered outdoor space
- Quality of the screen enclosure or pool cage
- Outdoor kitchen build (gas line, sink, grill, fridge, cabinetry)
- Lanai ceiling treatment — drywall vs. tongue-and-groove vs. exposed wood
- Pocket sliders or stacking doors vs. standard slider
- Privacy and view
Renovating with resale in mind
