Property Tax Appeal Appraisal in Collier County: VAB Evidence and Deadlines
October 29, 2026
A property tax appeal appraisal in Collier County addresses the relevant assessment date and disputed valuation evidence. The regular 2026 VAB filing deadline was September 11, 2026, and has passed.
Check the actual 2026 filing position
Collier County's live VAB portal lists September 11, 2026 as the petition deadline: 5 p.m. in office or 11:59 p.m. online. These are the published 2026 cutoffs, not an upcoming opportunity. Ordering an appraisal now does not reopen that deadline or establish that a late petition will be accepted.
The portal says late filers must provide a good-cause statement and related documentation; the VAB attorney decides whether to accept or reject the petition. Confirm the applicable process directly with the clerk and obtain legal advice promptly. Do not assume a valuation disagreement alone excuses lateness. For a timely pending petition, focus instead on the hearing schedule, evidence exchange, and tax-payment obligations.
Read the TRIM notice before ordering evidence
The Collier County Property Appraiser's 2026 TRIM page states that notices were mailed August 17, 2026. It explains that the notice includes property values, exemptions, proposed taxes, and budget-hearing information. The notice is not the tax bill. Review the parcel identification and distinguish just value, assessed value, and taxable value before deciding what to challenge.
A higher proposed bill does not necessarily mean an incorrect market valuation. Millage, exemptions, assessment limitations, and non-ad valorem charges involve different questions. An appraisal can address valuation evidence but does not automatically solve an exemption denial or dispute over a taxing authority's budget. Ask which issue is actually before the VAB and whether specialized legal or tax assistance is needed alongside appraisal work.
Anchor the appraisal to January 1
The county's TRIM explanation identifies values as of January 1. A tax-appeal appraisal should address the relevant assessment date and property interest rather than simply report today's asking prices. Provide dated photographs, surveys, floor plans, condition records, leases, repair documentation, and transaction information that bears on the property at that date.
Section 193.011's just-valuation factors include present cash value, highest and best use and present use, location, size, cost and replacement value, condition, income, and net sale proceeds under the statute's stated conditions. A report should connect relevant factors to evidence rather than mechanically recite a checklist. Later damage or repairs require careful timing analysis; they should not silently be treated as January 1 conditions. An attractive nearby sale may still differ materially in rights, condition, use, or transaction terms.
Exchange evidence at least 15 days before the hearing
The current section 194.011(4) evidence-exchange requirement requires both the petitioner and the property appraiser to provide their evidence at least 15 days before the hearing. Each side must provide an evidence list, copies of documentation to be considered, and a summary of witness evidence. The property appraiser's evidence list must include the property record card.
Do not use the older shorthand that gives the petitioner 15 days but the property appraiser seven. The current statute provides that the property appraiser's failure to comply timely results in rescheduling. Counsel or the representative should confirm delivery instructions and calculate dates from the actual hearing notice. Retain proof of delivery, identify witness topics, and leave time to check exhibits for completeness. A report delivered to the owner is not automatically an exchanged hearing exhibit.
Organize evidence around the disputed methodology
Under section 194.301, the assessment's presumption of correctness depends on the property appraiser proving specified statutory compliance and professionally accepted appraisal practices by a preponderance of the evidence. The statute also places the burden on the party initiating the challenge and addresses the methodology's appropriateness. It is not accurate to say either that the assessment always wins or that any independent appraisal automatically defeats it.
Build a concise exhibit sequence: disputed property facts, relevant comparable transactions, supported adjustments, appropriate valuation approaches, and a reasoned conclusion. Explain why each exhibit matters to the assessment rather than burying the hearing in unrelated listings. If the disagreement concerns highest and best use, address actual legal and market constraints. If it concerns condition or size, document those facts and explain their valuation effect. Presenting a lower number without its reasoning leaves the central question unanswered.
Preserve payment compliance and define the appraiser's role
Section 194.014 generally requires a petitioner challenging assessed value to pay all non-ad valorem assessments and at least 75 percent of ad valorem taxes, less the applicable discount, before delinquency. Different provisions address exemption or classification challenges and certain completion disputes. Failure to satisfy applicable payment requirements can require petition denial. Confirm the correct calculation and timing with the tax collector and counsel; filing an appeal is not permission to stop paying taxes.
Candid's current attorneys page lists tax and asset evaluation, independent review, litigation-support consulting, and testimony. That is not a published promise to file VAB petitions, provide legal representation, secure reductions, or obtain acceptance of a late filing. Confirm whether the proposed engagement includes an appraisal, review, witness preparation, or hearing attendance. A credible appraisal may support the existing assessment or indicate that pursuing the dispute is uneconomic.
FAQ
Can an informal discussion replace a petition?
Section 194.011 permits an informal conference with the property appraiser, but do not assume it preserves filing rights or changes a deadline. Confirm the status of any pending petition separately.

The anecdotal thread I'm doing a tax appeal in FLA, any advice? has a verified indexed title, but Reddit blocked its contents during this check. No comments were verified or relied on. It cannot establish Collier's 2026 deadlines or supersede current statutes.
