Southwest Florida's housing market has always had its ups and downs, but the trends shaping 2025 tell a story worth paying attention to. Inventory across Collier, Lee, and Charlotte counties has rebounded from the historic lows of 2021–2022, giving buyers more options than they've had in years.

What we're seeing in the field

  • Days on market are climbing. Well-priced homes still move, but the days of multiple-offer frenzies on every listing are behind us.
  • Price reductions are common. Sellers who anchored to 2022 peak comps are adjusting. Appraisers are seeing more value reconciliations come in below original list prices.
  • Insurance and HOA costs matter more than ever. Buyers are underwriting the true monthly cost — and that's pulling demand toward older, well-built homes outside flood zones.
  • The luxury segment ($2M+) has cooled but is far from frozen. Waterfront and golf-community properties with strong condition reports are still trading.
